Fire Risk Assessment vs Fire Certificate
A common point of confusion for UK businesses. Here is the plain-English answer.
Fire Risk Assessment (what you need)
A documented review of hazards, people at risk and precautions. Required by law under the RRO 2005. From £199 + VAT with HawkSwift; 48-hour PAS 79 report.
Fire Certificate (abolished)
The old Fire Precautions Certificate, issued before 2006. No longer exists. You cannot get one — you need an FRA instead.
Frequently asked
What is the difference between a fire risk assessment and a fire certificate?
A fire risk assessment is the documented review of fire hazards and precautions your Responsible Person must legally hold under the RRO 2005. A "fire certificate" is the old Fire Precautions Certificate — abolished in 2006 and no longer issued. You need an FRA, not a certificate.
Do I still need a fire certificate?
No. Fire certificates were repealed by the Regulatory Reform (Fire Safety) Order 2005. What you need now is a suitable, documented fire risk assessment.
Is a fire risk assessment a legal requirement?
Yes, for almost all non-domestic premises in England & Wales. The Responsible Person must ensure one is carried out and kept up to date.
